East Lake is the unincorporated stretch of north Pinellas between Lake Tarpon and the Hillsborough County line, built out mostly in the 1980s and ’90s as HOA villages like Lansbrook, Crescent Oaks and Boot Ranch. Those homes are now 30-plus years old, and many are carrying pools, larger AC systems and EV chargers their original service wasn’t sized for. What East Lake homes look like electrically

About 33,300 people live in East Lake, and the median home was built in 1990 (Census ACS 2020–2024). Most homes from that period came with 150- or 200-amp service and an indoor or garage panel, which was plenty for the original house. Three decades later, the typical load list looks more like this:

  • a replacement heat pump that’s larger than the original AC
  • a pool and spa, often with a heater
  • one or two Level 2 chargers for drives down East Lake Road, Tampa Road or US 19
  • an outdoor kitchen on the lanai, or a garage turned into a gym or workshop
  • a kitchen remodel with induction and double ovens

Lakefront homes along Lake Tarpon add dock and lift circuits to the mix. The panels themselves are reaching the age where breakers wear, labels have faded, and some brands draw attention from insurers.

The utility question in north Pinellas

Most of Pinellas County is Duke Energy Florida territory, but the northeast corner near Oldsmar and East Lake is split between Duke and Tampa Electric (TECO), along a boundary set by a territorial agreement between the two utilities filed with the Florida Public Service Commission. Your bill tells us which one serves your street. Each has its own meter-socket standards and disconnect/reconnect process, and we coordinate with whichever it is. The utility owns the drop or underground lateral and the meter; the meter socket, any mast and weatherhead, and the house wiring are the owner’s.

Permits from Pinellas County

East Lake has no city government, so electrical permits come from Pinellas County Building & Development Review Services, filed through the county’s Access Portal. A Palm Harbor or Tarpon Springs mailing address doesn’t change that unless the parcel is actually inside a city; we confirm from the property record.

HOA villages

Lansbrook, Crescent Oaks, Boot Ranch and many smaller East Lake communities have architectural review. Indoor or garage panel replacements rarely need approval; exterior meter or disconnect changes sometimes do. We provide equipment specs and a photo of the planned location when your board asks.

Choosing the right fix

If the panel is the problem and the amperage is fine, a panel upgrade in East Lake is the smaller job.
