Northeast St. Petersburg has two very different kinds of homes on either side of Coffee Pot Bayou. Old Northeast is a grid of brick streets and early-1900s bungalows, Mediterranean Revivals and four-squares, many restored and many with solar on a rear-facing roof. Snell Isle is mostly waterfront: 1920s Mediterranean homes, mid-century ranches and large newer houses on the bayou and Tampa Bay.

Old Northeast and Snell Isle homes, and the panels inside them

St. Petersburg’s median home was built in 1969, and Old Northeast is much older than that. We regularly find fuse boxes that were swapped for 1970s breaker panels, ungrounded two-prong circuits, cloth-insulated wiring in walls that were never opened, and panels so full that the solar backfeed breaker was squeezed in wherever it would fit.

Snell Isle’s waterfront homes bring different problems: exterior panels and meter cans corroded by salt air, circuits for docks, lifts and pool equipment added over decades, and remodels that left the old panel in a garage or utility room. Flooding, hurricanes and outages in northeast St. Pete

Hurricane Helene’s surge in September 2024 flooded low-lying parts of St. Petersburg along Tampa Bay, including streets on Snell Isle and around Coffee Pot Bayou and Shore Acres, and Hurricane Milton’s winds two weeks later caused widespread outages across the city. Homes with batteries kept running, but many owners found their backup circuits were the wrong ones or that the AC drained the battery overnight. If your panel or meter took on water, it should be evaluated before it’s re-energized, and flooded equipment usually has to be replaced. Replacement equipment in flood-prone areas may have to meet elevation rules, and older homes that are substantially improved can face floodplain review. We check those requirements before we quote.

Permits and historic review in St. Petersburg

Inside city limits, electrical permits come from the City of St. Petersburg Building & Permitting office at the Municipal Services Center, One 4th Street North. A SPAN Panel replacement is permitted work, and we pull the permit, schedule inspections and coordinate the Duke Energy disconnect and reconnect when the meter has to be pulled. Some addresses with a St. Petersburg mailing address are actually unincorporated and permitted through Pinellas County; we confirm which applies to yours.

Properties in a local historic district may need additional review for exterior changes, so if the new panel or a relocated meter will be visible from the street, we plan for that early. Condo owners in the high-rises near North Shore Park should check with their association before any electrical work that touches common areas.
