Treasure Island and St. Pete Beach are 6 to 10 miles from our Seminole shop, straight down Park Blvd and across the causeways. Few places in Pinellas changed as much after the 2024 hurricanes. Many homes on the bay-side isles and in Pass-a-Grille were gutted, rebuilt or raised, and plenty of owners used the rebuild to add solar and a battery. When a home is being rewired after flood damage, the panel decision gets made fast, often by whoever is on site. Many owners ended up with a standard panel plus a battery gateway that backs up a fixed set of circuits. SPAN gives you a different setup: every circuit is measured and switchable from the SPAN Home app, and during an outage you choose which circuits the battery supports and can change it whenever you like.
Beach homes have loads that can drain a battery quickly: multiple mini-split or central AC systems, pool and spa equipment, boat lifts, and elevators in raised homes. SPAN lets you keep those off during an outage and bring them back one at a time, and it can shed lower-priority loads automatically so the battery isn’t overloaded.

Beach housing, older panels and flood rules
The median home was built in 1970 in Treasure Island and 1971 in St. Pete Beach. The homes that weren’t rebuilt still tend to have original or 1980s panels, many on exterior walls where salt air has rusted the enclosure and the breakers. Treasure Island notes that every property in the city sits in a flood hazard area and a wind-borne debris region, and much of St. Pete Beach is low-lying as well. That makes panel location and equipment ratings as important as the panel itself.
Every SPAN model is NEMA 3R rated for indoor or outdoor installation, which helps when a panel has to move up the wall or into a raised utility area to meet elevation rules. On older homes, Treasure Island treats pre-FIRM homes (built before 1974) and work valued at 25% or more of the structure’s value as triggers for technical and floodplain review. St. Pete Beach flood-zone homes can face substantial-improvement or substantial-damage review. We check both before we quote.
Hurricanes and outages on the barrier islands
Helene’s surge in September 2024 put saltwater into thousands of homes on these islands, and Milton followed two weeks later with wind damage and long outages. After a storm, access to the islands can be limited and power restoration can take time, so a battery that lasts matters more here than inland. SPAN shows estimated backup time and lets you stretch it by turning off what you don’t need, from the app, even if you evacuated to the mainland and your home still has a connection.
SPAN needs an internet connection for app control and falls back to cellular where coverage allows, though SPAN says not to rely on cellular as the main connection. Your breakers keep protecting your circuits either way.
Permits on Treasure Island and in St. Pete Beach
Both cities run their own building departments. In Treasure Island, the Building Division at 10451 Gulf Blvd handles electrical permits, plan review and inspections; electrical permits require a wiring diagram or drawings and proof of ownership, and the city can issue some panel change-out permits over the counter when no technical review is needed. In St. Pete Beach, the Building & Permitting office is at 155 Corey Ave, with limited lobby hours, so we plan submittals around them.
We pull the permit, prepare the drawings the city asks for, coordinate the Duke Energy disconnect and reconnect, and meet the inspector. Condo owners along Gulf Blvd should check with their association before any work that affects common electrical rooms or meter banks; we can supply equipment specs for the board.

Usually. The work may go through floodplain review, and equipment placement may need to meet elevation rules. We check before quoting.
